NUMBER OF PERSONS LIVING IN CABINS: The number of persons allowed to LIVE in a cabin is two (2). A single or couple or two who may wish to share on a short term basis. (Such as contractors or construction workers in area for a short time.) No one other than the assigned tenants are allow to live in the cabin or stay for any length of time unless approved by management. This is a breach of contract and will not be tolerated. (There are legal reasons for this so please don't ask.)

VISITORS: Renters are responsible for the actions of all visitors in cabins and on outside premises. Any damage caused by visitors is the sole responsibility of the assigned renters living on the property. Repair cost will be applied to rent. Gatherings are allowed on the property as long as they are peaceful, responsible and do not infringe on the neighbors quiet enjoyment. This includes outside areas such as fire pit and picnic areas. All gatherings must end at ten (10) to ensure all residence are respected. Please respect everyone's privacy and property.

QUIET TIME IS BETWEEN 10 P.M TO 6 A.M

​

CHILDREN: These cabins are not large enough for families. Temporary visits only. Parents or Guardians are responsible for any damage to cabins and park or other tenant's property.

​

NO PETS OF ANY KIND ALLOWED.

​

UTILITIES: Owner is responsible for the payment of all utilities.  Utilities are supplied for tenant's sole use only. No telephone land lines will be allowed in cabins. The Village is set up with a commercial DISH 120 PLUS television package that does not include DVR's and cannot be increased to any other package offered by DISH. WIFI is provided.

Furnishing: Cabins are furnished with all appliances, bed, tables and chairs, lamps, love seat or hide-a-bed couch, t.v. and stand, shower curtains and rugs. There are no linens included for renters wishing to stay on a long term basis. Linens and kitchen items can be provided for short term renters.

​

SECURITY DEPOSITS: Amount of security deposit is $250.00 for all monthly renters. (long term and short term monthly renters). A $50 security deposit is required for a nightly stay with a $100 deposit for a weekly stay. Security shall be held by management until the time said renters vacate the premises and an inspection has been done for damages or lose. Renters shall not apply Security Deposit towards payment of any rent due if cabins are damaged.

LONG TERM RENTERS: Rent is due on the date of the following month in which rental agreement is signed. There is a 3 day grace period for long term renters only.

​

LATE FEES: In the event (monthly) rent is not paid by the third (3rd) day after due date, Renters agrees to pay a late charge of $25.00 unless other arrangements are made in advance. Contact by renters must be made two (2) days before due date to set up arrangements.

​

SHORT TERM RENTERS: Short term renters are tenants who are staying for a short time and wish to pay rent by the week. There is no grace period for short term renters.  

​

LIABILITY: Renters are responsible for liability of own personal property. Quails Nest Village is not responsible for damage, lose or stolen personal property.

​

SMOKING: There shall be NO smoking in cabins or washhouse. Outside smoking ONLY with disposal in provided bins. 

​

TRASH: All trash is be disposed of in provided green box located at washhouse. No trash or clutter is to be left on porches or piled around provided trash cans. Please keep all trash picked up. Please help keep the park clean and a nice place for everyone to live. Cabins are to be kept clean inside and out.

ILLEGAL ACTIVITY: ***NO ILLEGAL activity of any kind is allowed on Quails Nest Property. Illegal activity will result in IMMEDIATE removal from premises with no return of Security Deposit. This includes drugs of any kind. All activity will be reported to Authorities.*** Illegal activities also includes the dumping of oil or any environmental hazard in park.

SPEED LIMIT: The speed limit inside park area is 10 mph. Please watch your speed.

​

ROADWAY: Do not leave the designated roadway through the park.

​

FIRE PIT AREA: Grills and picnic tables are provided. Fire wood is available for winter enjoyment of the fire pit. Please clean up after yourself.

​

NOTICES: Should the renters decide to vacate the premises, a 5 day notice to the management is required. Should manager decide to have a renter vacate the premises, for any other reason than illegal activity, a notice will be issued and the renter must vacate the premises within 10 day of notice.

​

WASHHOUSE: The washhouse is here for your convenience. Please respect the nice facility that is provided and help keep it clean. A code is provided for each renter to enter the washhouse. This code provided is for the residence of the park only. It is not open to friends or family or for public use. The changer is for washhouse use only. Please do not use bill changer to get quarters to use at other locations or purpose. Do not leave the park and leave laundry in the machines. Please be courteous to others who wish to use the facility. Vending machines are available.

​

SECURITY: The washhouse and park is set up with alarm systems and security camera's inside and out.

​

SEPTIC SYSTEM: Please do not flush anything down toilet except toilet paper. No paper towels, baby wipes, condoms or feminine products please.

​

EXTRA'S: For all  renters, there are cleaning of cabins and laundry services available for a fee.
